			<content:encoded><![CDATA[<p>Looking at Wells Fargo mortgage refinance options, we here at <a href="http://www.onlinebankingfan.com">Online Banking Fan</a> saw that we haven&#8217;t considered these since May.  So it&#8217;s definitely time to update you on options and rates for <a href="http://www.onlinebankingfan.com/wells-fargo-online-banking-home-mortgage-refinance">mortgage refinancing at Wells Fargo</a>.</p>
<p>When we last looked, the options were clear and they haven&#8217;t changed since.  The Wells Fargo mortgage refinance options are still 30-year and 15-year fixed or a 5-year adjustable rate mortgage (ARM) to replace your current loan.  What has changed are Wells Fargo rates.</p>
<p>If your current mortgage is through an institution other than Wells Fargo, then your new loan will be nearly the same as getting a loan on a new home.  The difference being equity and what&#8217;s owed.  Most common Wells Fargo mortgage refinance loans have a 1 point fee structure and for the numbers we&#8217;re giving below, we&#8217;re assuming that plus qualifying credit (700 or higher FICO) and the cash on hand to pay any fees required.  Equity in the home of at least 5% is also assumed.  Check your current mortgage to be sure that an early payoff does not penalize you more than you think as well.</p>
<p>Currently, a 30-year fixed loan has a 5.191% APR under those conditions.  A 30-year fixed FHA loan has a 6.245% APR under current Wells Fargo rates.  A 15-year fixed rate loan is at 4.826% APR, which is very competitive nationally.</p>
<p>For those needing an ARM, a 5-year is 4.019% APR and a 5-year FHA ARM is 3.536% APR.  These are a decent option for some people needing a Wells Fargo mortgage refinance, despite what the media might be telling you.</p>
<p>There are also Jumbo loans available for those who qualify for that type of mortgage refinancing at Wells Fargo.  Rates are slightly different for second mortgages or for refinancing that also includes home improvement options.</p>
<p>Check with your financial advisor before making any decision on home mortgage refinancing at Wells Fargo or any other institution.</p>

			<content:encoded><![CDATA[<p>It has been a little while since we here at <a href="http://www.onlinebankingfan.com">Online Banking Fan</a> took a look at what <a href="http://www.onlinebankingfan.com/wells-fargo-home-mortgage">Wells Fargo home mortgage rates</a> are doing, so we thought we should update you.</p>
<p>While the options available haven&#8217;t changed much, the rates have adjusted with the market.  The rates we&#8217;re listing here are under the assumption that you have qualifying credit (a FICO of at least 680 or higher), at least 10% down, cash on hand for fees, and the loan is within the conforming guidelines (not a Jumbo loan).</p>
<p>Right now, a 30-year fixed mortgage can be as low as 5% in interest (5.191% annual percentage rate/APR) or 5.5% (6.245% APR) for an FHA 30-year fixed rate.  The Wells Fargo mortgage rate for a 15-year fixed is one of the lowest available right now at only 4.375% (4.7% APR).</p>
<p>If an adjustable rate mortgage (ARM) is right for you, then Wells Fargo rates are competitive at 4% for conforming or FHA-approved (4.019% and 3.536% APR respectively).</p>
<p>For those needing a Jumbo loan, Wells Fargo home mortgage rates can accommodate.  A 30-year fixed Jumbo is at 6.25% (6.399% APR) and a 5 year ARM is 5.25% (4.434% APR) for Wells Fargo rates.</p>
<p>These rates are all worth considering, but any decision must be made by yourself and your financial adviser.  Your situation will be unique, so the rates listed here are only a guideline and situations such as geography, timing, and so forth will change them to match.</p>
<p>All loans at Wells Fargo mortgage are federally conforming and meet the Federal Housing Authority requirements where applicable.</p>
